"1-d-1 Special Land Valuation" in Texas is a special tax valuation method that permits landowners to have their property taxes assessed based on the land’s agricultural productivity rather than its market value. This can result in substantial tax savings for qualifying individuals.

Our bees, our responsibility.

We visit the bee colonies at the apiary set up at your property every three to six weeks (sometimes more regularly depending on the season). Rest assured we will do whatever it takes and visit as regularly as needed to keep the colonies happy and healthy. All beekeeping expenses are paid for by us- you pay nothing other than our annual fee (annual fees can be paid quarterly for a surcharge). This includes feeding the bees, treating them for pests, requeening the colonies and replacing colonies if they fail or abscond. We also pay for and own all the equipment necessary to maintain the apiary. Our contract has provisions for property access as well as keeping up the grounds within a small radius of the apiary.
Getting bees onto your property and setting up the apiary is easy! We will deliver the required number of bee colonies and set them up in one visit- it takes maybe an hour. Most of the work happens on our end getting the bees ready for transport. We like to schedule a visit to inspect your property and pick out the best site for placement. It's very important for there to be vehicle access (often pulling a trailer) to within 15 feet of the site, for the initial hive delivery. Subsequent visits for inspections do not require super-close proximity for vehicle parking- though it does help at harvest-time. We also can bring a ATV to access the apiary for inspections if necessary. We weed-eat the grounds within 10 feet or so of the beehives so you don't have to worry about any beestings. Rockwall Honey Bee Co. does things a little different than other beekeepers maintaining bee colonies for Special Land Valuation, aka properties with Ag. Exemption. We realize committing to five years of beekeeping service so you can save money later is a tough choice to make, especially for new landowners. But we find that if some or all that expense was offset by a sellable product each year.. it wouldn't be so hard for property owners to commit to the expense of beekeeping services. When folks realize the bees make a sellable product every season the, annual cost doesn't seem so daunting. 
Most beekeepers keep the honey to help supplement their income. They don't want to deal with the client's expectations of a harvest, or work honey for someone else (harvest extract, bottle, etc.). The thing is, Rockwall Honey Bee Co. has plenty of honey to sell! Moreover, we just love working bees more than slinging bottles of honey. So we price our services accordingly.. recognizing that if YOU CAN MAKE BACK most if not all of the expense of hiring us to keep bees AND THEN SAVE money once your exemption comes into play.. well, why wouldn't you give us and the bees a shot? 
Your annual expense varies depending on whether or not you wish to keep the honey harvested from the bees and if you want the honey bottled for you. You don't want the honey? Then you'll save some money. On average we expect to harvest no less than 20 pounds of honey per colony, up to 50 pounds on awesome years! Now, we cannot guarantee an exact amount of honey harvested since some years the weather does not work out, other years colonies require more nutrition and sometimes bee colonies simply fail. This is the nature of beekeeping! You'll be surprised how much honey you'll get. If it is the case that your property location isn't one with great conditions for forage thus honey production is low we can adjust your annual cost to make it work. We are absolutely flexible. But at a market rate for local honey of $20 per pound, you definitely have some wiggle room to recover your investment in hiring us to tend to bees on your property. Plus, you'll be a star at every social gathering of friends and family when you show up with golden and glorious honey, ha! If you are keeping the honey harvested from the colonies, the harvest and extraction time is included. If we bottle the honey for you, that service is also included. However, since client preferences in bottle types and sizes vary dramatically, we do charge for the container you wish to take your honey in unless you provide those containers to us. Examples include food-grade plastic 1, 2 or 5-gallon storage containers, glass mason jars, plastic or glass bottles, etc. Pick-up or delivery of the extracted honey ]usually takes early in the Fall. Shipping the honey to you is an option, but can be costly and occurs at your expense. It's your call and your honey.. if you want it. If you're not interested in the honey we write up your annual contract accordingly.
